Buying a residential property

PROFESSIONAL FEES

PURCHASE PRICE - LESS THAN €500,000

Professional fee:                   €1,000 plus VAT @23%: €230

Miscellaneous Fee:               €100 plus VAT @ 23%: €23 (postage, phones, faxes, couriers and photocopying)

Total Professional Fee:         €1,100 plus VAT @ 23% - €1,353

EXPECTED OUTLAYS

Registration fees:                   €400.00 – €800.00 (depending on value of property)

Registration fees:                   €175.00 (if you are getting a mortgage)

Copy Folio & File Plan:          €40.00

Search fees:                           €61.50 (Dublin Property)* can vay upwards depending on title

Commissioner for Oaths:      between €10.00 & €24.00

Stamp Duty                             1% purchase price

PURCHASE PRICE - Between €500,001 and €750,000

Professional fee:                   €1,200.00 plus VAT @23%: €276

Total Professional Fee:         €1,100 plus VAT @ 23% - €1,253

Copy Folio & File Plan:          €40.00

Property Registration fees:   €40.00 (may apply where the property is mortgaged)

Commissioner for Oaths:      generally less than €50.00

SALE PRICE - Between €500,001 and €750,000

Professional fee:                   €1,200 plus VAT @23%: €276

Miscellaneous Fee:               €100 plus VAT @ 23%: €23 (postage, phones, faxes, couriers and photocopying)

Total Professional Fee:         €1,300 plus VAT @ 23% - €1,599

* The professional fee quoted is for routine conveyances. Non-routine conveyances for e.g. buying from a Receiver or a Bank or any application for First Registration in the Land Registry may attract higher fees depending on the level of work involved.
